How Much Is Your House Worth?
Tuesday, May 18th, 2010As Realtors® in Bennington, VT, we are asked by Sellers to help them to determine a listing price for their home. This process is called preparing a Comparative Market Analysis or CMA. The first step is to actually make a visit to the house to see for ourselves the size and condition of the home, any upgrades that might have been made and how well maintained the house has been.
Making a trip to the town office is the next step to get copies of the lister’s card which give details such as the approximate age of the home, square footage, assessed value and the size of the lot. A copy of the deed and the tax map are equally important to verify the ownership of the property, look for any easements or rights of way and any thing else that might affect the marketability of the property.
Checking our Multiple Listing Service, we look up past sales and what is currently on the market that might closely resemble the subject property as well as to tap into our experience as Realtors®. In looking at these stats it becomes evident at what price similar homes are selling for which in turn helps us in advising the Seller as to a reasonable price range in which to offer their house for sale.
Ultimately it is the Seller’s decision as to what price to list their home so be sure to read and understand your CMA and ask lots of questions.
